How to Prepare your Investment Property for Summer – December 2022

After what seems like an endless winter, the weather is starting to warm up and the long days of summer are here!  There are some things you should consider doing to do to make sure your property remains in good condition throughout these hot months. Not only will regular maintenance prevent costly problems at your property, but it keeps the place in great condition so you can attract and keep quality tenants – which is key (pardon the pun!).  Keep reading for an overview of what you need to do to prepare your property for summer.

 Air Conditioners

It’s summertime and it’s about to heat up!   If you haven’t already, it’s ideal to get your Air Conditioner serviced and prepared for the hot weather to come.  By keeping the Air Conditioner well maintained, not only will you keep your Tenants happy, but you will ensure minor problems don’t become more extensive – and expensive!  Regular servicing will also extend the life of your air conditioning unit.

 Clean gutters

Summertime means it’s bushfire season. If your property is in a high-risk area, make sure the gutters are cleaned before the hot 40-degree-plus days arrive. Any build-up of leaves, sticks and other dry plants and debris can be a fire hazard and block drains.   If we can see the gutters are blocked during a routine inspection, we will let you know, but the debris isn’t always visible.  We can organise a professional to clean the gutters, and even arrange an annual service if your investment is surrounded by large trees.  Whether you pay a professional or do it yourself, the gutters should be clear before hot and dry days arrive.

 Prepare gardens and outdoor areas

The warmer weather is a great time to tidy up your gardens. Mulching can help keep plants & shrubs alive and can assist the tenant with keeping the garden healthy.   If applicable, make sure the watering system or hosing is working effectively. You should also check if outdoor living areas or swimming pools need any maintenance or repairs before it’s used more often over the summer.
